Services are performed on both a transaction as well as on a strategic alliance basis.

Transaction services

For a transaction client, the full range of consulting services is provided, including market research, site/building tours, request for proposal drafting and delivery, preparation of analyses and comparisons of financial terms of proposals, building systems (HVAC, mechanical, electrical, plumbing), letters of intent, and lease drafting and negotiation, as well as ongoing administrative services.

DL3 also has extensive experience sourcing equity and mezzanine financing in Opportunity Zones, as well as coordinating public financing sources such as economic development grants, New Markets Tax Credits, Opportunity Zones and Tax.

Strategic partnerships

DL3 Realty has long-term relationships with a select group of national and regional clients who share a desire to support commercial real estate investments that elevate urban neighborhoods. While some of these clients have in-house real estate expertise, they have chosen to outsource work to DL3 for all or significant part of their portfolio. They recognize that our deep and unique understanding of urban markets both complements and supplements their expertise and adds value to their bottom line.

DL3 Realty has established alliances in grocery retail that encompass not only the short-term objectives of a given transaction, but also addresses long-range planning and strategic asset management.  DL3 Realty has a unique focus on developing grocery strategies which increase access to grocery stores in communities struggling to improve healthy food options.

With our education and health care clients, DL3 Realty has organized facility data and designed programs to assess the current use of space and ways to reduce costs and increase space utilization. Our team is often called upon to manage acquisitions and dispositions of space.  We also provide asset management services, including monitoring leases, managing investor communications, coordinating tenant build-outs and capital expenditures, as well as reviewing operating expenses, depreciation schedules and real estate tax escalations.

Consulting and Advising

Successful, quality development results from the synthesis of community goals and input, market and financial considerations, and physical constraints. Our work begins with including all stakeholders to create a shared vision and continues with preparing plans, programs, strategies and action steps to execute the vision. We collaborate with planning and design firms to identify economically feasible uses for the development program and provide guidance on pre-development actions, development partnerships, financing sources, special districts, and other tools to implement the plan. Our unique expertise has been applied to comprehensive and subarea plans, site redevelopment, walkable mixed-use projects, and broad implementation strategies incorporating innovative development concepts.  We work in major cities, suburbs and small towns.

DL3 develops and assists in implementing strategies to revitalize communities, downtowns, corridors and sites.
